Purchased a condo and received an estoppel from HOA - had multiple special assessments identified plus seller's HOA unpaid dues listed and all were paid from proceeds at closing.

This is a Maryland Historical Property, zoned for residential high density, with specific limitations on its usage due to its zoning.The property is massive, offering 8,276 square ft of space, including 5,445 square ft of finished area, and it features a substantial driveway.

My ideal platform would offer: - Standard CRM features (i.e. contact management, drip campaigns, etc.) - Integration with lead capturing platforms including websites and social media- Workflow/transaction management systems that serve as a checklist to help you remember and organize the 5,000 different things you are working on for your various clients - Monthly pricing in the range of $10-$60/month Platforms such as Top Producer seem to be industry staples but there are several new(er) systems like Zoho that seem to offer interesting features as well. 

There are teller notes on all my rent payment accounts alerting bank staff not to provide a balance on the slip if it is not the account owner making the deposit.I have used this system for 10 years with multiple buildings and dozens of tenants without any issues.

Is it natural or are there others that have lost sleep when they had/have first started out?

Hi all I am new to Bigger Pockets, although I have been a landlord since 2013 I am starting to treat this as a business instead of a side hustle.

My area of specialty has been in condos, and my wife and I do all our own property management.

My biggest advice is to Invest in high-quality, professional photos that highlight the lake views, dock access, and unique features like the gravel lot and dead-end road location.

Currently have 3 house flips under my belt (doing all the work).
