Thanks Julie, I would talk to some local real estate agents, but from my understanding the bank does not take a real estate agents opinion into consideration when they hire an appraiser to determine a value.Do you have experience actually negotiating with the banks on getting a reappraisal? 

It's more tedious and time consuming but it substantially increases the odds of the tenant buyer actually closing on the option don't you think?

We're actually losing a bit overall, but considering the wealth of knowledge gained, I'd say it's worth the small price.

I also bought a rental property that has a 30% return on investment but actually since I have none of my own money in it is really 100% Profit!! 

If the auction company is actually returning your deposit and not defaulting you you should feel extremely lucky.

@ Gary F, I actually just left Santa Rosa, California a few months ago... and 'updated' my BP location, more recently.

The end buyer is actually paying lower than current value (ARV) if that number is correct. 

A friend is looking to purchase a vacant lot for around 10k however it has over 150k worth of liens City of NMB code enforcement (the liens   were placed on a bulk of lots since the previous owner never kept up the lots).From what we read in the title report the actual liens pertaining to the property is only around 6k however the "bulk" lien placed on all vacant lots is around 150k.Anyone ever deal with this before?
