You might not like the house rules but there is no "injustice" in a landlord saying no overnight visitors and no pet visits - if those are her terms, you can accept them or find another property to rent.

You want to look at places that you want to visit as a base.

I would suspect they are fully aware of this home and have probably visited and deemed it unsafe to occupy.

Maybe you have family there and visit a few times a year.In other words, I believe, that I can do better in city B, if I have easy access, know it well and have people there, than I could do in City A (difficult to get there, don't know much about it and don't have good contacts) - even though the statistics would say that city A is better to invest.
