I would like to convert my LLC, House to Home Rehab, to an NPO - By doing so, is anyone aware of any programs that would allow me to purchase/acquire distressed properties at a discount, if my intentions are to renovate them for the sole purpose of converting them into temporary housing for the homeless?

There will obviously be a temporary glut of renters/short term workers in area to complete the work but it doesn't seem to be a long term job increase.  210 million is a lot to dump in an area but a lot of it seems wrapped into the technology.

You can tell the seller No, but then his tenant will have to be evicted if the denial of a longer closing date doesn't force them to move, even if it is into a temporary situation like a hotel.If your tenant has some flexibility, I'd go ahead and agree to this, but demand some concessions if your market will allow it.

@Angelo Behar  thanks for the book suggestions I haven't read any of those so definitely gonna grab for some Christmas reading, much appreciated.Yeah the beaches have minor rules when you get to the ones with better waves, especially north shore and leeward side, but all in all everyone's cool if you don't cut them off lolAccount Closed thanks for the books as well.

I put it in the MLS & we had it rented in 10 days.There is very little to rent around here (specifically the Kent Island, Eastern Shore area)for under $1300/month.I have noticed that in the last few weeks, all of the lower priced rentals have been rented.
