All of my rentals fall in the 1% to 1.5% rule, including a newly built 8 unit complex in Barboursville, WV.

Obviously I plan on increasing his rent to market value and switching utilities but hesitate increasing it past 20% due to the fact that during our walkthrough he seems like a solid tenant with a very well kept unit and even bought his own washer and dryers in the unit. 

@Keith Davighi I like speaking directly with Property managers that have many units under service in the communities you are looking at.

Appfolio has an option for the daily late fee charge, but they do require a minimum of 50 units to use the software.I would check to see if Buildium offers this option.

I converted my garage to an ADU and now my main house is considered RSO unit since it was built before 1978.

I've seen a few 5-8 units for sale around there over the last nine months for my price range.

No pool needed.As a frequent mountains traveler I will not consider a unit with no view and no hot tub.I am not experienced in Charleston, but from what I know these would be extras and probably not essential for renting.
