This wont really allow for arguments on what a tool is worth because the market will decide that but they may sell for less than hoped and therefore replacing them after the split can cost more than desired.Next would be for one person to take all tools and pay the other for their ownership percentage, especially if one of you does not plan to continue in the business or plans to hire contractors moving forward.

I am handy and have done some small repairs (changing out a ceiling light) that come up after tenant moves in, or replaced a garbage disposal since it wasn't in scope and I found out after GC was done, simply to save some time.

Some banks will still provide financing, but they're likely going to want recourse loans with significant reserves (Fannie and Freddie are escrowing significant funds for property taxes, insurance, replacement reserves, and debt service at closing currently, so expect banks that are still lending to be doing the same).
