I believe one is called "Credit Boards"  Get some credit somewhere and pay it off regularly on time.

Korean American, I hear the same kind of talk even now as I'm investing as much as I can into real estate while holding my regular job.

If not, is there somewhere in the leases that charges CAM's: landscaping, plowing (if needed), or cleaning the parking lot?  

Per old lease tenant moved in early received 4 days of free rent in return for cleaning.

They have REIA meetings regularly.

Was cleaning out a new investment property...and found several boxes shoved under the stairs. 

(Good thing about that is you may be able to get an interest only loan which will make times that you don't have a tenant a lot easier on the pocket).This same tenant can possibly be a tenant buyer if you make a long-term lease-option instead of a regular lease. 

I'd like to find a new group that means atleast somewhat regularly.
