You trip your friend and then you pee in his eyes so he goes nowhere!!

You have no doubt heard the ancient Chinese proverb, “The journey of a thousand miles begins with…..entering the destination into your GPS” or something like that...As I psyched myself up in the mirror that morning, I knew what I wanted to be.

We got the bottom apartment looking decent after 2 weeks and I went back to work.After and before work I would finish the bottom apartment or work on the upstairs replacing and repairing.My plan was to take the equity we put in and use it to purchase additional properties.Unbeknownst to me one fateful day the oil company delivered oil to the house, to a boiler that was outside, a tank that was not hooked up, and a homeowner that didn’t want or order it.100 Gallons of fuel oil later and we were dealing with the DEC and contamination cleanup.The appraiser, that I was getting from the bank to explore a HELOC, came the same day as the oil spill and still appraised the house during the chaos of the morning and afternoon.The bank would not lend on the house due to the spill (which we are still cleaning up) but the appraiser did set the value at 104K.We keep dealing with the cleanup, and have been for months, and it seems to be coming along.I decided to empty my retirement in order to purchase another property while we wait for the cleanup to be finished.

I had a meeting with my lender at 8 this morning - I have a great relationship with a branch manager of a local, regional bank - and one goal was to get me a face-to-face meeting with the head of their commercial lending department.

So through all this were waiting for the appraisal that just came in this morning- "AS IS" 200k 😁 we were hoping between 185-195 because other houses that had sold for that in that area We wanted to save a few thousand instead of maxing out.

What good advice to read this morning.

I met with a bank this morning and they informed me that my income has to actually cover the payment alone and the other 3 units would not be considered into the FHA approval.

Once I get in I'll be more confident but like you said sometimes you want to avoid that trip to see the property if it's unnecessary.

If there isnt a check at the walk thru we file a lien the next morning .
