I've seen plenty of on the market deals but I'm looking for the properties that need a little more effort for a little more return vs the turn-key. 

Several years from now you’ll probably look back and realize that the appreciation gain was well worth the efforts.

There is really very little expense on my end, so although some may say 0.8% is horrible, I will challenge them to consider how much effort they put into 2% properties.

I would put effort on your education of finding deals and analyzing them.

I'm now over 40 but have almost everybody converted to the online payment service and the collection process is 10 times easier.I'm actually convinced a lot of the excuses for not paying have dropped off because they no longer have to make an effort to send the rent.
