Ask to go inside the unit.On the contrary to what @Perry Ivy described in his post about $3000 worth of damage, I encourage dogs in my units that are located in B+ class areas.

But through my studies I want to encourage you guys to soak in your course especially if you are new as it teach you a lot about real estate for beginners.

I'd encourage you to come up with objective criteria so it is easier to make an objective decision.I look for applicants with income in a sweet spot - they lose points for having high income, because it is a red flag of why aren't hey looking for a better place.  

There is a balance of whether or not you are encouraging someone to complain, but if it is bona fide then fix it.
