Should it not be case by case, we make the rules at the end of the day; who says you do have to have skin in the game, I truly find it silly, but again I have no experience, so I could be speaking out of emotion and not truly understand what goes into structuring deals. 

Estates are complicated because of the parties involved and the emotional baggage that accompanies them.

Then you have buyers and sellers trying to negotiate directly way to MUSH emotion and drama.

Though there is a significant amount of speculation and fear about the market, this provides an opportunity for investors to dial in their goals, disciplines and fundamentals and not let the emotional banter keep them away from pursuing a deal that meets their criteria. 

Being emotionally unattached from a project allows a truly objective approach to the analysis hedging the possibility of bias.

I don't think it is tricky by any means, I just think you have to be very committed and disciplined.  

Seems to be a lot of mixed emotions in the forums of late.

It takes practice and discipline to refine your skills and develop the consistency of a professional.
