I would make sure their audience fits your goals and try to get exchange creators to come on Mondays or Tuesdays (slow days) instead of paying them.

I also know that this strategy is often used to leverage available cash for multiple deals.However, as a new investor, I've decided to focus on purchasing one property at a time and go through the learning process until I complete a refinance.Only after receiving the funds from the bank would I consider rolling into another deal or multiple deals.In this situation, do you think it's better to still take the 80% loan from a hard money lender, or should I use the cash I have and purchase the property outright?

His housing allowance is $1,000/mo and with so many lake properties (Lake Oconee / Sinclair) $1,000 a month doesn't seem to go very far.

They've mandated its demolition but have allowed me to build an even larger addition (500 sq ft).The city is requesting building plans for this new addition.

What do you think about this?

- Does your contract allow you to get your own bids or will they agree to this?
