The tenant sounds like she had issues. 

The rent:sqft is generally 1.0-1.3.List price seems on the low end of what I comp the property at.

I think it is an awesome program because of the following. - Must be on a new construction home - Must be under $450k (which can be hard to do on new construction here) - Also protects against deflation by saying if the equity upon sale is less than $20k, only 50% of the equity needs to be paid back.

This way, even if the monthly payment remains the same, the amount you pay towards principal each month goes up.

Financially, the numbers make sense, but I need to have a proper inspection since this is my first home (and I'm going unrepresented) and the house is built in 1915 with some renovations that were clearly done by the investor selling the property rather than a professional.Question: Although  previous owner has owned the property for 3 years and rented to tenants previously, should I be concerned that the legal zoning is only for SFH?

I have a full-time job so I can only be part-time.Why would anyone pay you $10,000 to sell a property when I could pay the same amount to hire a top agent with 30 years experience?
