They don't get out of bed for less than 10K which is pretty high on a property worth 50K.

Make sure they are acceptable, within one mile to three miles, don't forget style of the home in addition to sq. ft and the usuall bed/bath count.

Comparable means same beds, baths, garage, approximate size, style, construction, etc.

A couple flower beds maybe, some ornamental bushes/trees/plants, mulch to bring contrast, maybe even a very short picket fence if it fits well.

It is a 4 bed/3 ba home listed at $223k.

Or perhaps use your cash as down payment into a multi-unit property where you can have a few more tenants rather than the one with 1 bed / 1 bath.
