In my area there are brand new duplexes for sale just waiting for investors.Concerning price to build, you need to look at cost per sq foot for similar quality/feature new construction homes in your area.

Sounds like K.Marie was spot on again in your situation that you're brand new to this and didn't understand the risk associated it with and what steps you have to take when the buyer defaults on your loan.
