Submit doc's 3/14 and pay deposit. 4/5 get email asking to resubmit(she cant find docs) and do same day. 4/9 says she needs to do an extension, charges me $75 extra, and I pay the 2nd half of my bill.

I actually wouldn't advise this option for a loan this small when the other 2 options are so compelling, but it popped up and is interesting to talk about.

The mortgaged unit gets the full $25k and is 2 years from paid off. 

Normally, I do not establish LLCs until I have the property under contract and I am deep into the closing process.Regarding if you need a LLC, it all depends on your risk tolerance.

Inspections are important too - you need to get eyes on the property periodically to make sure that your investment is still holding up and is not getting trashed.

It's just that he's got too much on his plate at the moment and I kind of pressured him into taking on the project.
