Major red flags here....

I've heard good things about Pinnacle and American Trust of East TN (which I think just got bought) but have no first hand experience with them. 

I am an American and while I am living in the states at the moment, I spent 6 years in Nottingham.

This would really help us to flag people.... 

(Or investing at all for that matter) Now I am stationed in Japan, biding my time, saving up and plotting my triumphant return to the American market!

When they show up late, don't make eye contact, don't shake hands, accept the place without seeing it, are ratty, smell of smoke or alcohol, begin telling me dramatic stories of current landlord troubles, mold and such or some other red flag - guess what?   

The exception to this statement would, of course, be large and very expensive associations that maintain a large staff of in house attorneys like the American Banker's Association or the National Association of Federated Credit Unions.

Hi Chi, the legal address vs. physical unit discrepancy is a big red flag.

I was thinking the other day about Guru's and those in the business who offer "mentoring" at prices that are equivalent to the average Americans yearly salary.
