While I'm sure this could be attractive to a potential renter who has an RV, I also had the thought of perhaps renting it out to someone who might be looking for a place to stay in their RV for the night (especially since the property is well located and convenient to places folks would want to be).

Yes, they can stay in hotels, but some people have larger families and/or animals (if you allow animals), and it can be more convenient to stay someplace that has a "feel" of being more homey.
