Going back to the 1.5 Million dollar example above and let's say for convenience the total monthly fee of all 6 fees is $500/month. 

It isn't true for all areas, but leaving the convenience of being close to your investments adds an element of risk.

People pay for flexibility and convenience all the time.

While I'm sure this could be attractive to a potential renter who has an RV, I also had the thought of perhaps renting it out to someone who might be looking for a place to stay in their RV for the night (especially since the property is well located and convenient to places folks would want to be).

Hopefully over time more trust will be established and you can pay more conveniently.

Yes, they can stay in hotels, but some people have larger families and/or animals (if you allow animals), and it can be more convenient to stay someplace that has a "feel" of being more homey.
