I’ve started listening on YouTube to the BiggerPockets Podcasts in order.

Hey Matthew,I started my meetup in Central Connecticut about six months ago and here are a few tips I have:* Host your meetup at a location that is convenient for the majority of people.* Create an email campaign with a service such as MailChimp to allow attendees to get automatically reminded of your meetup. 

You tip your hand by saying "I am weak" when you offer them money. 

Any tips and advice would be greatly appreciated.

I also have been listening to many podcasts, youtube, and other financial information that point out that the banks have large buildings because they take the money that you deposit and loan it out at interest to someone else.

I suggest (as I have) search youtub for Lease Option, Rent credits etc and you'll find Joe McCall, Joe Crump, John Jackson,  all great educators and good contracts. 

Any tips or advice on this?
