be mindful in a C- / D neighborhood, that fancy gadgets and gizmos may draw the attention of the neighborhood miscreants because they know when a board-up is being worked on that new items are being added inside...sounds like a great security system is needed and make a friend with a nosey neighbor, leave your card with contact info on it to keep you in the know of potential shady goings-on with the property.  

Also, I don't think tenants would mind if it does stick out slightly.

Building on Omar's good advice, I would say it is more difficult to succeed in investing without a game plan in mind.

Keep in mind you're a wholesaler not a retailer. 

Keep in mind it is also entirely possible regions experience recessions vs entire country.

I would also keep maintenance issues in mind, so try avoid adding stuff that will be a late night fix.
