My last direct add was 2016 and that was a very special situation where seller was absolutely desperate to sell and needed a next day cash deal so I got an incredible price through my local PM.I did add to an existing REIT position in March of this year (MPW), and established one totally new position (STOR), as for a very short period of time their prices got totally crushed by COVID (down well over 50% in just a couple of trading sessions).

If the former, you will need to work out an easement with a neighbor to get access to the land. the best way to do this is to buy the easement, so there are no legal issues down the road. this would give you the most value for your land.
