The note would typically have a Due-on-Sale clause as well, that permits the noteholder to immediately call the entire amount due at any change in ownership.Just think of the seller as the bank (other than a Contract for Deed situation, as Don said).

However, if you do your market research to determine the supply & demand and look at what other Boat & RV Storage Facility's are doing nearby, and pick a good market (Florida - the entire state is practically a boaters paradise, and for those that don't boat, well then, they RV.

I totally value and want a property manager to take the day-to-day management off my hands, but on issues with tenant damage and I would like to be kept up to date on matters, as well as have copies of all notices provided to the tenants for my own record keeping.
