As well as most folks are far to paranoid about litigation and liability when they are starting out. owning a SFR rental with proper insurance is about as safe as it gets with regard to liability as long as your not being a slumlord.

We have the grip strip type TrafficMaster Allure in a bathroom, holding up well for several years now.

I find with time, they always leak, as the joints just don't stay sealed as well.

Save yourself a headache and call around as many as you can, and look for lenders that are WELL VERSED in the loan, and have done it many times before.

That would be well within their right to do so but that would not be something to worry about on your first one or two. and really, not to big or a worry ever because you would be able to find lending even one would not do it.
