We are adding lots of improvements to the property and giving it better curb appeal.

Not very appealing to the eye .

But good Idea to cover lawn care I've heard from a few property owners that some tenant don't care about curb appeal.

Does anyone know how I can determine how much the value of my house will go up if I give it the curb appeal that it needs? 

Price-to-rent ratio - Collecting $1500 on a 250k home is less appealing than $1500 on a $100k home.  3.

Out of state looks appealing but a little nerve racking for the first deal.

I know that being on the phone a lot is part of the business which I'm perfectly fine with but being a robot resaying a script all day long doesn't sound to appealing.

For a young investor, the BRRRR strategy has some appeal. 

Those three areas are more appealing to me long term as I would like to rent to primarily military families once we move to our next duty station.
