As painful as this is.. this is a wake up call to buy and hold investors that reserves are a MUST not just something to gloss over.. if you never use them that's great but if you need them you don't have to panic.In one thread a person was talking to their lender.. and the lender said well U should be stacking cash so you can pay your mortgage and you should put off capital improvements..

, FAR (floor area ratio which is the max SF for the lot), lot occupancy (how much area can the building take up on the lot), green area ratio or pervious surfaces (a lot of places now require soft scale or where water can collect and not drain to the storm drain), parking requirement per unit (can the parking be offset if near public transportation), affordable housing, any view corridors to preserve, is it a historical neighborhood, minimum size per unit, and any public enhancements required?

I have very similar views to @Scott TrenchI'm a buy and hold rental investor with a goal of buying 1 to 2 properties a year until I get to $20,000/mo in gross rents.My financial plan is simple and I divide it into different categories:6 months of personal living expenses as cash in the bank.
