I found books for everything I wanted to learn about (short of interacting directly with people with experience), there's some good lists and references around the forums I think.

I would say review the lease, make certain you are allowed to go in, check your local laws, and consider having multiple people there as witnesses, while video recording the entire time, the plumbing leak is being fixed.
