Its just so hard in the current environment to get any cash flow with SFR (unless you bought when rates were lower or are doing a well-executed BRRRR). 

We have also had, historically, a 5%-ish difference in rent rates when renting out in December and January as opposed to other months.

Lately with interest rates being higher and inventory being lower I've found it harder to find deals with significant cash flow in an area I want to invest in.  

Its a 7k payment that includes mortgage, taxes, and insurance. 

Additionally are 7% mortgages worth it?

Before we bought our new house which wasn't quite planned, we refinanced our townhouse to a 15 year mortgage to speed up paying it off.

We had 20k to put down in cash and we did a mortgage for an investment property.

There are markets that are very saturated with STR and with vry bloated prices and high interest rates it could be impossible to turn a profit at all.
