@Colin Perry Ok, you have more experience than I realized.

When they realized there was a full dumpster and no grass in the yard, they insisted on checking out the inside of the house.

I just realized that I'm basically at the 2 year anniversary of my wife and I's first investment purchase and wanted to give an update and some lessons learned.If you're interested, here's the original thread, which I posted just before we bought.

However, I now realize that these assets are not working for me. 

I would ultimately want to add one investment property building per year, and specialize in 3 to 6 unit products to build a large portfolio of those products in the local Chicago market around Midway airport and the city itself. 

Not realizing where we were, we got deep into the  bad part of the east side of town.

Finally, I felt comfortable starting to do my own flips and buy rental properties, and now I'm doing all of the above plus helping others realize their dreams as well.

Ultimately, we are talking about $3600.

It's not unusual for a homeowner to try a payment plan and realize pretty quickly they will not be able to keep up. 

It was around a $150 dollar fine and I did contest it and ultimately won.
