Being genuine and not following trends 

I have reached out to the other banks that I have mortgages with to see if this is a trending new issue.

With the market trending down in home prices as low as 100k below the listing.

We are very hesitant to make a decision given the current market trends, exchange rate, and capital gain implications in Canada.

I would be very conservative with your numbers in a downward-trending market, particularly as a beginner.

That is a positive trend, but there are many factors beyond proximity that'll determine whether an area will grow or stagnate. 

Foreclosures are up, and trending in a negative direction, and this is just getting started as this is a lagging indicator as we are just in the time frame that it would take for the moratorium to end and these to make it into the funnel. 

First, over the last 40 years interest rates have basically trended down, from 18% in 1981 to 3% in 2021.  

@Rea CooperI have STR’s in different gentrifying communities, BUT there are Numerous Encouraging Trends in the communities I choose.

I also own more property in the area (Northern VA) and have seen property trend upwards consistently.
