Can anyone give any tips to locate motivated sellers, people about to be in default, or good properties to purchase?

It is a great tool, however you will need someone to walk you through it, as it can be very confusing at first.

We keep the property in great shape (lawn mowed, gutters cleaned, no junk cars or tipped over trash cans).

., people can get some answers right away by just looking and others won't have to answer questions repeatedly, and would cut down on the "you can use the search tool...".

Unfortunately I can't give you any statistics or anything on this type of marketing because it's not something that I've honed in on for very long - but a few tips!
