We're nearly neighbors.My rental unit is a 4 bedroom, my tenant lives in one bedroom and rents out the other three bedrooms to airbnb guests, so he ends up living for free (while paying my mortgage).

Heck, on several deals I would do that.I would say try to keep it in an hour radius from your home, that way you can go to it, without dedicating an entire day!
