These goals dictate the ideal asset type, in may case, single family homes.If you understand duplexes and they support your goals there is no reason why you should venture out into 4 families, which are typically lower rent per door. 8 and 12 unit buildings are different animal all together and in a way the worst of both worlds - these "mom and pop style MF" have lot of the disadvantages that come with MF, but don't give you all the advanatges and synergies that you get with a "real" MF, say 75 units and up with professional on site management etc.

I don't see anything in the law that says they're excused from this requirement if they turn their keys in early.I would love to see something in writing to support this.

Current rents per month: for whole park ~4KFair market rents per month: I'd guess just at > $500/unit and offload the utility costs on the renters, current paid by park ownerDown payment or equity: Expect I could come up with 30% down if neededSource of down payment funds, if applicable: own funds and borrowing from/against IRA/brokerage acctIncome Source: Salaried in telecom construction management for ~20yrsGross monthly income (optional): $5K/moMonthly debt obligations appearing on credit report, plus (if applicable) personal rent and alimony/child support/etc: $3KFICO: Excellent 800Credit issues: just mortgaged a rental property in Feb and cannot yet show rental income history to offset costs.
