The speed of finding a tenant depends on how desirable the unit is for the area, with regard to the area supply of such a spiffy listing;  a week or 2 to do select tenants and gather deposit.  

I wish more companies would be smart enough to supply their new hires with this book!

Usually one partner supplies the down payment only and the other manages the property in a 50/50 partnership.

I typically just leave the Coax cables with end terminals inside the enclosure (the cable guys always use a different splitter than I supply) and I punch down the Cat 5 on a distribution panel, so the tenant can use a router of their choosing.  

I wonder if there will be a change in buyer's moods too; some of you mentioned niches, looking to get into smaller units within a threshold (i.e. up to a million bucks) and when you surpass that, quality and space becomes the focus, obviously within the stronger neighbourhoods.We got a pretty nice margin from the sale of our live in flip.

Summer rental can be affected due to the university schedule but long term properties are in short supply as over 1000 people move to Austin every week.
