I have: cash for down payments (low-mid 5 figures), desire to succeed in real estate and time to devote to educating myself on real estate and also finding a good property to invest in. 

The difference is that it takes a thorough knowledge of the basics to succeed in business, but only a little knowledge to scam newbies.
