In an isolated year it could be achieved, but to consistently rely on these numbers will undoubtedly result in disappointment and increased probability to over extend yourself.  

Alas there is no ONE right way to achieve the goal of getting the right tenant who will enhance your Land lord experience as well as help you achieve "bigger pockets" (pun intended).We learn as we go.

Great example of not just putting perfume on a pig, and yet having the vision to bring the building up to updated style with minimum(ish...) changes. 

Vinyl click-lock style goes into kitchens and bathrooms (looks better and is higher quality to sheet vinyl).Higher end properties get hardwoods or bamboo throughout and tile in the kitchen and baths.All options are more expensive than carpets...but you will replace the carpets almost every time you change tenants.

It is an older 3 story building on a street with bungalow style SFRs with porches.

Dreams of savings down the road go away when they factor in the additional mortgage cost created by that extra upfront cost.When I was still building in Northern Idaho and put in energy efficient devices advertising them was a negative and several asked if I would take out the non traditional high efficiency tankless hot water heating system.I build to green certification standards but I am  not willing to pay the inspector for certifying them green especially since he had to approve the plans for the homes to be built.I wish you much luck and support your intent but the reality, at least in my experience, is people are willing to talk about being green but won't pay extra or go out of there way to be green if there is even the slightest hindrance to their life style.  

Does anyone have experience using the Home Style Renovation/Purchase Loan?

I was going to give the delivery guy $40 to move (rental is very close, only several stop signs away), but BestBuy told me they have contracts w/ the delivery people that prohibits them from doing such a thing.A local mover wants to charge $260, which seems a lot for such a short move.Has anyone been able to do what I want to achieve?
