I'm almost overwhelmed by the wealth of information here....it's exciting to discover new ideas daily though.

As I read and study more on investment ideas and techniques, it interests me to try and find real estate deals that offer a better cash flow, and to buy and sell rather than just buy and hold. 

Entire books have been written on the subject and you could spend a large portion of your life studying how to do this. 

I've found two websites that I think are pretty useful in terms of studying markets.

I sat around on the sidelines for about year studying / learning / procrastinating until I got focused on vacant land.  

I researched endlessly, studied, networked, etc.

Being a full time student, I had to balance phone calls with studying which I could have done better. 

After evicting the tenant, I discovered he had half finished the basement (i.e. improving it).

I would recommend studying and planning as a solid foundation.  

@Irma Hermida Medical students, for sure something like well insulated dorms - you know how pressured they are on their studies, perhaps a little business arcade/business centers.
