They are generally 10-year double net structures and pay crazy high rent that is really hard to replace, so if they go dark at that location you’re going to have quite the project leasing it up at a fraction of the original rental stream.  

The second stream of income could be wholesaling for flippers in your area but that may also be difficult for you to break into at this point (but not impossible if that's really what you want to do). 

Amazon prime means impulse shopping and/or wasting time streaming movies. 

We aren't in this for a quick buck but look forward to a steady second income stream.

Need to be concerned more about the feeder streams to the Ashley in Summerville such as the Sawbranch where neigborhoods back up to it. 

Windsor is slowly evolving being manufacturing and I have personal hopes that one day we become a  sort of "tech hub" given our proximity to the US.

Is it the quick exit that attracts you and your wife to fix and flip or just a second stream of income? 

I get a good stream of highly targeted leads from the newspaper ad I run.

The purpose of the LLC is proctection and doing multiple streams of income or business put the LLC at risk.
