Could we execute a personal unsecured note outside of close that would be an addendum to the purchase agreement we give title company and bank or is this not a good concept?

I’m happy to pay for interest on some extra money as a proof of concept for the partner, but offering them a long term positions seems like an expensive option that I don’t really need.

People have different strategies and believe in different concepts.

I've been enamored of the BRRRR concept since I first heard the term. 

The rehab includes new roof, new plumbing and water heater, new furnace-A/C, open concept kitch w/ new cabinets, granite and all new SS applicances, full gut bathroom, reconfigured closets to add second full bath, new doors (in and out) new lam floors, new windows. 

But I’m extremely new to the concept.

I feel like I am stuck right now in my real estate career just wandering around trying to figure out what to do, but I have no real concept about how to make the next step.Most of it is my fault for just being overwhelmed by trying to move my family to a new state.

Mainly I was talking about smaller SFRs but I assume the concept is the same for larger apartment buildings as well.

My breakeven is about 7 months or so.Wrapping my brain around this concept, if anyone has any thoughts or experience, I'd appreciate your insight.

I'll definetly do my due diligence on value and all the homework involved before, but is that concept in general a good move for getting started?
