I don't see the point to get 20k off for 50k worth of work, so we switched to mve in ready properties and just let appreciation do the heavy lifting. 2024 looks like it might bring some change: average days on market are currently at 26 (from 5 most of last summer) and listings that go under contract on the first weekend dropped from 56% last year this time to 25% now.

@Michael Lipari I recommend renting it out for a period of time, taking some rental income, then selling off market and you may be able to convince the IRS that it was an investment property.

I've never gotten more snail mail in my life (mortgage statements, bank statements, invoices, etc.) and it seems like every time we turn it to "paperless" options, the mortgage is sold and then I get all new mailed statements to turn off again.
