Dry desert area with high winds but when it storms it can flood. 

Call up Farmers National and ask them for an estimate of what the land is worth and have them provide you with soil maps.  

I was thinking about filling with composite sheet rock, waiting for it to dry, and re-sealing with latex caulk ORFilling the crap out of it with Gorilla glue, waiting for it to dry, and then re-sealing with latex caulk. 

Dry heat "feels" much better than wet heat.  

Pursuing absentee/out of state owner lists is an approach we've been practicing to bide our time and keep a pulse in the midst of this 'dry' spell before the levy breaks.I think that one of the best advantages is that approach draws leads from so many situations.

The adhesive sets pretty quick, but its kind of hard to spread (takes way more muscle than anticipated, but once you start, you have no choice but to hustle but because it will dry on you).

Also in Southern California it looks like REOs have dried up..it used to be you could find tons of fixer REOs , but now it doesn't seem like you can find many anymore.
