I have concerns that we're wearing out our welcome as we keep seeming to pick properties that, while on the surface look great, need a great deal of work to make them in my opinion habitable.

Rent sounds like around $3000 , maybe more if highly desired school district, nice area, and done well.So I guess what I'm trying to say is 1) you haven't given enough information to compare his options, 2) there's more than one way to skin a cat.
