I have concerns that we're wearing out our welcome as we keep seeming to pick properties that, while on the surface look great, need a great deal of work to make them in my opinion habitable.  

I understand I have only scratched the surface, and I welcome any and all advice.

No better way to start than getting some skin in the game.

If you choose to pocket the check instead of fixing the damage, it's no skin off their nose.  

So when you cash out refinance you have skin in the game i.e. 25% equity.

Rent sounds like around $3000 , maybe more if highly desired school district, nice area, and done well.So I guess what I'm trying to say is 1) you haven't given enough information to compare his options, 2) there's more than one way to skin a cat.

No you cannot syndicate your "fabulous" deal to investors with no track record or skin in the game.

There's enzyme-based pet mess products that would be my go-to.... check out any of the various floor/surface cleaners made for this purpose, such as this product.
