In fact there is a "crash" thread a dozen times per week on this site.

Those numbers would be tight and all you need is a few weeks with no tenant and any hope for profit is gone.  

Wholesaler and selling real estate licensed or not is very hard to be successful at and requires significant capital  just like any small business were the returns can be in the six figure range.

Scheduled to close in 3 weeks!  

I have been listening to the BP podcast for a few weeks now and am new to the boards. :) Anyway, I thought this may be a good place to ask for help.

3) Can I deduct real estate investing expenses/trips considering I do not have business bank accounts, have no legal entities setup, and I have a tech office job (I spend the majority of my week on my tech office job)?

I send about 250 direct mail letters/postcards to pre-foreclosures every week.

I'd love to network with a few people in the next week or so - even if it's just at a Starbucks or something to start it up.
