Many will suggest you leverage as much as possible if you are still in a positive cash flow situation and you have the reserve funds necessary to cover any issues. 

Wells already knows these numbers well and my situation so that’s why so far they have not budged a bit in terms of giving any credits My lessons learnt is never ever to trust a lender when it comes to hidden costs & never ever in my life pay for a 6 month ahead of rate lock

How would you structure an owner financed deal for this situation?  

I have a situation today where the buyer/borrower is limited on funds to close, so he has the option of paying a higher interest rate to get a Lender Rebate to pay for some of his closing costs and prepaid costs.or He could also ask the buyer agent (who I don't know) to contribute with Realtor Rebate.

Wow the situation with this freakin guy has gone from bad to worse .. he sure talks a big game on his videos , then dupes people into buying slums in a war zone .

A lot of times people have no social skills in these situations.
