I am new to this site but I am not new to Fix/Flipping or Investing, I've been flipping houses for ten years locally and we own a few rentals.

in FL, it will take about 15 mins to set-up a LLC on sunbiz.org (the official state site for FL).

Anyone have a link to a site that spells out 1031 Exchange rules more plainly than the IRC?

Site contractors are the worst offenders in this regard.
