Hi Adam, just one caution on the property management side: JP is the happy valley of renting right now...valuations and rent are at all time highs, most renters are solvent (half would love to buy there is just too little inventory) and the more transient tenants love the neighborhood too and have an unusual investment in its quality of life with the festivals, green space etc. 

Most asset managers seek Brokers who already understand the REO Property Management systems from the listing side.  

@Ayne CardonaI would try and keep one tenant paying and focus on rehabbing the other side and getting it rented at market rents.

I absolutely understand her perspective on this one from the landlord’s side, but I was hoping to figure out (if I’m ever a landlord in the future, which I hope to be) if something like this is even legal, because it didn’t seem like it could be.

Hershel, 30349 is not considered a "desirable" area yet and is on the South side of Atlanta whereas the tech sectors are closer to downtown or North of downtown ATL. 

Sure, it has downsides, but there are many up sides too. 

Recent 'hot' investment areas are Cincinnati, Kansas City, Indianapolis.
