Glad you found audio books helpful, i would first reccomend pick your strategy- buy and hold, flip etc- then you want to figure out how you will fund the deal.

However, I would also say that if you can figure out a way to offer (either for sale or for rent) affordable housing in your area (whatever area that may be) that it is pretty much a sure thing.
