(5 minutes away from groceries, 15 min drive to DT Seattle, <30min bus to DT Seattle)Do you have any advice on what steps I should take leading up to the closing date, which is just 2 weeks away?

One other option is to house hack a SFH with a carriage house or a basement that has a separate entrance of some kind.

I saw a recent report from AirDNA that showed Gulf Shores, AL having one of the highest ROIs and CoC returns in the short-term rental space, which is where I have been spending the most of my time searching, but also, building wealth through equity growth in Destin, FL doesn't seem like a bad option either!  

There are several good options for you to build wealth in real estate (flipping, BRRRR, house hacking, rentals, etc.).

For things like pool hear we charge by the night, and people pay, but it is a little tougher to know who booked specifically because that option was offered.If you come up with a statistical model for many popular amenities I would love to see it!
