Ask around and see if anyone has had issues getting repairs made by the association. 

Outdated but well maintained, minimal repairs done so far.

The Seller doesn't know much about how protocol/procedures work in the real estate arena and we are trying to avoid using our RE agent to lower cost of purchase so we (my business partners and I) trying to do as much legwork as possible.

However, it suffers the highest turnover among all 3 types. 3 bedroom  is the worst Sq ft per dollar wise and takes more on repair and maintenance if anything happens.

I am pretty well connected with repair guys, etc so honestly I would only be bringing someone on to split the burden...financially and otherwise. 

Also, there may be state regulations as this would be considered a form of submetering, and you need to ensure that you follow the procedures that are outlined for compliance.

Not that I pay myself as it is now but just getting the funds to make repairs would be an extra hassle.

However, generally the management fee only includes collecting rents and handling the contractors (lawn care, repairs, snow removal, utilities, etc.) they will generally pass-through these expenses to the property owner.

Fix/repair any issues timely and provide the required information to any potential tenants.

Mortggae, taxes, utilities, repairs, upkeep...far more expensive than renting.
