So every year, we receive a notice of cancellation from the insurance carrier of "imminent policy cancellation" due to non-payment, followed by the bank saying they received a cancellation notice from the insurance carrier that if I fail to carry the necessary insurance they would have to take action...OK what action? 

Another tidbit I didn't care to share earlier, but I think would be worth mentioning is that she sent me a barrage of text messages laden with anti-immigrant, racist, and xenophobic rhetoric.

Keep doing that until you die (inelegant, I know) and leave the props to your heirs who receive a stepped-up tax basis (meaning you've successfully avoided all that capital gain and depreciation recapture tax).

I would imagine that if the owner is receiving checks and doing Tenant screenings you could technically be like a "maintenance guy" or something.

My tenants were calling and texting to tell me that there were several police and an ambulance outside one of my units. 

I did reach out to a couple of people here in Vegas who posted their numbers to contact them but I've receive no responses.

A local business owner called me today inquiring about the property for her friend, she makes $100 less than my 3X the monthly rent requirement, she has some disability and I believe receives some kind of assistance.
