I'm in NJ but a quick search on Houston landlord tenant law pulls up a Houston Housing and Community Development Dept page which say:---------------------- A landlord must LET TENANTS ENJOY THEIR HOMES.

My two large losses this year happened because of bad, fluffed CMA's that we went by because we bought before we had access to comps ourselves and had a general knowledge of the neighborhoods.

You were given a credit, so you have their money.I would not try to collect anything for late return of keys, assuming you had access to the property and they were really out.I highly recommend you find a landlord/tenant attorney and have (pay for) a conversation about landlord tenant laws and customs in your area.
